It is not an official version, as it was leaked from Rockstar Company by a group of very strong hackers, that means that this demo version can be instabile.
The official DEMO version is recognized to appear beetwen August and September. Anyway, the release date for the Full Version, is not known yet ...
This is only a Demo version, and it includes: the second, the third and the fourth mission from the full version. And of course you will not be able to to play through all the "Vinewood" city.
